What About Selling?
Securing A Tenant

Our thorough process of market exposure and advertising, combined with our quality-controlled tenant selection process (see below) ensures that you get the right tenant in the right property.

Our Process includes:

  • Gold Coast Bulletin advertising
  • Internet exposure
  • For lease signage
  • Personal inspections
  • Approval and discussion of application with owner
  • Preparation of lease documentation
  • Signage of lease documentation in office
  • Preparation of condition report
  • Preparation of inventory

Tenant Selection

Our stringent selection process ensures that the risk to your property is minimised by only
approving tenants that have met our criteria. Once the application tendered is approved, we
will contact you, the owner, before finally approving the tenant.

The tenant selection process includes:

  • A personal interview
  • Proof of identity with a 100 point identification check
  • National tenant database search
  • Verification of previous landlord/agent references
  • Verification of employment and income
  • Verification of business and personal referees; and
  • Verification of emergency contacts

This information is sourced by requesting the tenant to complete a Real Estate Institute of Queensland Tenancy Application Form. These checks are the most stringent allowable by law under the Privacy and Anti-Discrimination Acts. Once this process is completed all information is given to you, the Landlord, to make the final decision on suitability of the tenant (unless otherwise specified).

Routine Inspections & Ongoing Property Management
  • Inspections are carried out on all rental properties every three months
    from the commencement of the lease term (4 times a year) unless varied by agreement.
  • A detailed report is sent to the owner outlining the general condition of the property and the manner in which the tenant is maintaining the property.
  • Where possible colour photos are also attached to the report to help show the condition of the property.
  • Discussion with the tenant of any areas which require attention or improvement.
  • Recommendations of maintenance required by the owner.
  • Daily rent receipting
  • Daily arrears control
  • Daily maintenance control
  • Periodic inspections conducted, written reports forwarded to owner/s
  • Periodic drive-by’s
  • Monthly or bi-monthly electronic disbursements of funds,
  • Statements forwarded by mail or viewed online
  • Renegotiation of existing lease prior to renewal.
Repair & Maintenance Procedure

To ensure you receive the maximum return on your investment, it is essential that repairs and maintenance be completed as cost effectively as possible, and to your instructions. So whether you provide us with a limit of expenditure on your behalf, or you wish to be contacted before any maintenance is ordered, we will follow your instruction as detailed in our management agreement. Any maintenance costs that the tenant is responsible for are collected directly from the tenant.

Each contractor employed by Zeal is required to complete a Real Estate Institute Contractor Appointment Form. This agreement ensures that the contractor is licensed in his field of operation, carries the required insurance cover, and agrees to make good any defect or omissions from authorised work.

Should you have selected contractors of your own that you wish to use, we can accommodate this requirement, provided the contractor is able to provide us with the necessary documentation to complete the contractor Appointment Form.

Rental Statements

Your statements will be prepared twice a month; at the middle and end of each month. We can email or mail your statement depending on your instructions.

Building & Landlord Insurance

The team at Zeal are not sub-agents for any insurance company but will provide introductions to a competitive list of quality insurers. Some insurance covers are required by law, others are recommended. Landlord Protection Insurance can cover the following items:

  • Loss of rent
  • Contents – including malicious damage or theft by the tenants
  • Building extras
  • Legal Liability

A copy of all insurances on the property will need to be supplied to our office for our records.

Extra Services At No Charge
  • Water meter readings
  • Smoke detector checks
  • Drive by external inspections
  • Photos with routine inspections
  • Advertising for new tenants
What About Selling?

Zeal focuses on rental property management, however should you wish to sell your property we provide independent advice for buying and selling and make introductions to successful professional agents with a reputation for achieving best prices. We don’t earn or take commission from the sale of your home – we ensure that every dollar that belongs to you goes back in your pocket.
